How "District pulse" works
Detailed analytics for a specific district in Tbilisi or another Georgian city: median price per m² separately for sale and rent, price dynamics over the last 30 days, how many listings appeared and how many left the market, and — especially useful — the typical time it takes apartments in that district to sell.
A separate "What drives the price here" block builds a local model using only listings in that district — not averaged across all of Georgia — showing which factors (floor, condition, proximity to the sea or metro) most strongly affect apartment prices specifically there.
