How the listing check works
The tool analyzes a sale or rental listing in Tbilisi, Batumi and other Georgian cities — by a direct link from myhome.ge or ss.ge, or by manually entered parameters (district, area, floor, condition). A machine-learning valuation model (AVM) compares the property against hundreds of thousands of similar listings in the database and calculates a fair market price.
The system also reads the listing's photos — renovation quality, panoramic glazing, sea view, building condition — and shows how each factor affected the final estimate. That makes it easy to see whether you're overpaying or found a genuine below-market deal.
The result is a permanent link with the analysis: listing price vs. fair estimate, walkable neighborhood infrastructure (schools, metro, supermarkets), and the key price drivers. Useful before buying or renting an apartment in Georgia so you don't overpay an agent or developer.
