Foreign Investment in Georgia Hits $1.9 Billion in 2025, Led by Real Estate

Georgia's economy attracted $1.9 billion in foreign direct investment during 2025, representing a significant 19.3% increase from the previous year, according to data released by the National Statistics Office of Georgia (Geostat). This growth demonstrates continued investor confidence in the Georgian market and underscores the country's position as an attractive destination for international capital in the South Caucasus region.

The National Statistics Office has undertaken a comprehensive revision of its investment data, recalculating figures dating back to 2021 to ensure accuracy and consistency. A notable characteristic of 2025's investment figures is that reinvestment accounted for the majority of the inflow, making up 82.5% of the total foreign direct investment. This metric suggests that existing international investors in Georgia are actively expanding and deepening their commitments to the market rather than withdrawing capital.

Leading Investor Nations

The United Kingdom emerged as Georgia's largest foreign investor in 2025, injecting $426.6 million into the economy. Azerbaijan and Turkey followed as the second and third largest sources of foreign investment respectively. Together, these three countries accounted for more than 44% of Georgia's total foreign direct investment, highlighting the importance of regional relationships and neighboring markets in driving economic growth.

Sectoral Distribution of Investment

Investment inflows were concentrated in specific economic sectors, with financial and insurance activities claiming the largest share. This sector attracted more than $633 million in foreign investment during 2025. Real estate and trade sectors ranked second and third, with these three sectors combined representing more than 50% of all foreign direct investment flowing into Georgia during the year.

The dominance of financial services, real estate, and trade in attracting foreign capital reflects investor priorities and Georgia's competitive advantages in these areas. The strength of real estate investment in particular aligns with the country's geographic position and development potential in the South Caucasus, while the trade sector benefits from Georgia's role as a transit hub connecting Europe and Asia.
