According to updated data from Georgia's National Statistics Service (Geostat), this investment volume accounted for 13.4% of the total capital inflow to the country and allowed real estate to rank second among all economic sectors.
Growth of Investments to Georgia Overall
According to updated Geostat data, the total volume of foreign direct investments to Georgia in 2025 amounted to $1,900.4 million. This indicator significantly exceeded forecasts: it was 19.3% higher than the 2024 figure and 12.5% above preliminary 2025 estimates. Such growth testifies to increasing confidence among global investors in the economic stability of the Georgian market.
Leading Sectors and Investor Countries
The three largest economic sectors accumulated 56.8% of the total FDI volume in 2025. Financial and insurance activities led with a figure of $633.2 million (33.3%), while trade took third place with $191.1 million (10.1%). Real estate consistently holds the second position, demonstrating growing attractiveness of this segment for foreign capital.
The geographical distribution of investments is concentrated among three key partners, accounting for 44.4% of the total FDI volume:
- United Kingdom — 22.4% ($426.6 million)
- Azerbaijan — 11.3% ($214.4 million)
- Turkey — 10.6% ($202.4 million)
Such diversification of investors ensures the stability of the investment flow and reduces market dependence on a single source of capital.
The Role of Reinvestments in the Investment Process
Reinvested earnings play a significant role in shaping the investment flow. According to Geostat data, in 2025 the share of reinvested funds accounted for 82.5% of the total FDI volume. This means that most foreign investors who have earned profits reinvest them in the development of their projects in Georgia, which testifies to their long-term commitment to the Georgian market.
The attraction of significant volumes of capital to the real estate sector reflects investor confidence in the market's prospects and the potential of the Georgian economy.
